A Day in the Life of a Realtor

Have you ever wondered what your realtor does for you? I sometimes think that the perceptions of what an agent does from day to day, is often misunderstood.

It's no secret that the state of the market is a little soft right now which means your agent is working harder than ever to find a buyer or renter for your property. Let's have a look at a typical day here in Huatulco. Oh, and despite what all of our friends think, we don't go to the beach everyday, we work hard down here!

6:30am - Wake up early and take the dog for a walk before checking the incoming emails. Sometimes, this is the best time to be online as the distractions of the office have not yet taken hold

9:00am - Arrive at the office and conduct sales meeting and the days follow up and any pending deals in the pipeline

10:00am - Follow up emails or phone calls with clients

11:00am - Discuss and implement any marketing initiatives for listed properties or brand development

12:00am - Follow up with any rental vacation inquiries received and manage the rental client and their property desires, check availability, special needs, coordinate payment, airport arrival, and other details related to their stay

1:00pm - Conduct prospective buyer meetings or property tours

2:00pm - Lunch.

3:00pm - Compose online marketing for mass email blasts about our properties

4:00pm - Prospect for buyers through existing network and other brokers in Mexico and other countries

5:00pm - Follow up on any property management issues and tend to these issues

6:00pm - Blog, Tweet, Facebook, LinkedIn, Pinterest, and any other social media that the company may be using to connect to our clients better and open up other networks for sales, rentals, or property management opportunities.

6:30pm - Go home, feed the dog

7:30pm - Meet clients for dinner to discuss the properties they were interested in, or prospect for new buyers by socializing at restaurants, bars, or other social venues

9:30pm - Head home and hit the sheets by 10:30pm

What a day! So, there you have it, this is the Coles Notes version of a day in the life of a real estate agent in Huatulco. Granted that not all of these things occur everyday of the week, but I think you get the jist. Your agents and your brokers wear many different hats down here. We are typically CEOs, accountants, marketers, sales agents, property managers, rental managers, shuttle drivers and tour guides all in one.

Oh, and did I mention that we work 6-7 days a week!

The Weekend

There is certainly no shortage of options when it comes to enjoying your weekend.

If you are in the northern climates, a weekend filled with skiing or snowshoeing, or perhaps just a great dinner party so you don't have to bear the cold temperatures outside.

Or, maybe you live in a more temperate climate and are going to enjoy mountain biking, an early morning run or walk, or perhaps a day wandering the park.

This weekend, like many weekends in Huatulco, we are going to find a beautiful stretch of beach, pack our lunch, and our dog, and relax!

Our biggest challenge will be deciding which beach to choose!

Green is Good!

Take your choice, head into the ocean or enjoy the freshwater pool, either way, you are never too far from the water.

The on-site restaurant will be a great addition to the development, and as much as possible, utilize fresh produce from inside the grounds. And since Huatulco gets some 340+ days of sunshine a year, solar energy will be implemented as well for the common areas.

These are just some of the green elements being used at the Beach Village. This is a unique development and an exclusive opportunity to be a part of a small green community. Construction has already begun and the show home is going in right now, with a scheduled completion of September 2012.

What's Going On In Huatulco These Days?

With all that has been going on in the news lately, you would think that there would be no one coming down to Mexico, and the streets would be as active as an old ghost town.

Not so here in Huatulco!

As many of you know, The Secrets Resort & Spa Huatulco is now open for business and has been since December 3, 2011. Occupancy rates are around 70% right now, not bad considering their inaugural year.

And rumors still abound as to when the Riu Palace is going to put the shovel in the ground. This 900 room hotel will increase the profile of Huatulco even further, and strengthen the fact that Huatulco is the place to be for future investment.

Oh, and let's not forget about the property at Playa Organo that is owned by ASUR. No word yet as to when their multi-unit development will start but the location of their property is absolutely beautiful, and one of my favorite beaches.

The Beach Village project at Playa de Los Arcos continues to forge ahead, and the model home construction is beginning as I write this. Starting at $1.4 million, it seems the buyers are still coming to Huatulco and sensing the investment opportunities during a depressed economy. As always, buying now will reward you in the long term as the economy corrects itself and property prices rise.

The "5th Avenue" project, while slow, is definitely seeing some progress as this corridor aims to connect the cruise ship port of Santa Cruz to the quaint town of La Crucecita. Once complete, this pedestrian walk-way will be lined with shops, restaurants, and perhaps some condos.

And finally, the proprietors at the Hotel La Isla Huatulco will be starting construction on a new project consisting of luxury condominiums any day now. Although the information is a little thin, our understanding is that they will be priced at $1 million + and will be a very low density, exclusive luxury developement. We look forward to hearing more about this exciting new project!

So, as you can see, Huatulco continues to grow and all signs are positive for the future of the area. And keep in mind, that with over 36 beaches spread over nine bays, there are still plenty of pristine beaches that you can call your own!

If you have been considering a vacation home in the tropics, now is the time to do it...in Huatulco, it’s a buyer's market right now. There is no better timing for you to finally own your dream home in the tropics!

A buyer’s market exists when there are several properties for sale with fewer buyers competing to purchase them. Buyers have choices and often feel more confident in making a decision. And when buyers have lots of homes to choose from, sellers soon compete to get their house sold. As a result, prices are often reduced. And sellers are generally more willing to consider offers because they understand that there are fewer buyers overall. if they refuse to accept your offer, they might have to wait awhile for another.

And there are some things you can do to maximize your success in a buyer’s market:

Request e-mail updates - most home buyers start their search online. However, many buyers are unaware that information could be outdated. For example, some agents leave sold or expired listings on their website in hopes of attracting inquiries. Ask your agent to register your e-mail address so you can receive regular updates of reduced prices and new listings.

Request a tour - most buyers want to offer less than the asking price...that’s natural. If you tour a home that has had a recent price reduction, or has been on the market for awhile, those sellers are more likely to accept your lower offer than someone who has not toured the house.

Ask for comparables - when you find a home you want to buy, ask your real estate agent to show you a list of homes that are similar in terms of size, price, and location. This will allow you to see what other sellers are asking and how many others are for sale in the area.

Ask for a credit - If you find the perfect home but you don't like the color or condition of the bathroom, for example, ask the seller to give you a credit in your offer to purchase. Some sellers are willing to give you a credit for more than it will actually cost to repair or replace an item just to overcome the hassle having to do it themselves.

Reduce your closing costs - there are fees associated with closing that are customarily paid by the buyer, however in a buyers' market, you can ask the seller to pay all or some of these closing costs. Ask your agent if these fees are negotiable and then ask the seller to cover them.

Request extras - most sellers realize they often have to give a little something extra to move the sale forward. Don't be afraid to ask for items in your offer and use it as part of the negotiation. This tactic can draw the seller away from house price and direct their thoughts towards other things. If, for example, the washer and dryer are not included in the price, ask for them as part of the deal.

Ask for a short acceptance period - generally, there is no reason to give a seller more than 48 hours to make a decision about your offer. You don't have to give them weeks to decide. There are other homes for sale and you deserve a timely answer.

Try some culture at the Film & Food Festival Huatulco

The Film & Food Festival Huatulco, running from November 23 - 26 is sure to be a popular event around town this weekend.

The Municipality of Huatulco, the Huatulco Hotel Association and the Ministry of Tourism, with the support of FONATUR and the Tourism Promotion Council, created the Food & Film Festival as a tourist event but also with the intention of promoting and encouraging the cultural aspects of cinema and gastronomy, particularly as it relates to Oaxaca.

In the words of the organizer of this festival, “It is an event to celebrate the commonalities between two cultural events: the cinema and gastronomy viewed as expressions of identity. In gifted hands, cinema and cuisine express a form of art, their origins reunite.”

Tasting events will be held throughout Huatulco and attendees will enjoy various food samples related to the films and the filmmakers who are celebrated. This year, they are even offering the opportunity to enter a raffle to win a KODAK Digital Video Camera!

The two most popular events are on Friday and Saturday afternoon...

The Paella tasting contest will be help on Friday, November 25th at the Tangolunda Golf Course, starting at 2pm. Paella is perhaps the most famous dish of the rich and varied Spanish cuisine. It is an internationally known culinary preparation and is commonly found on menus around the world.

The 7th annual cooking contest, featuring Pre-Columbian food will be held on Saturday, November 26th, at the Teatro del Mar in Santa Cruz at 4pm. In pre-Hispanic cuisine they had a variety of dishes. Contrary to what is generally believed, their daily menu was not limited but was actually full of different flavors. They have learned that the Aztecs were people of "good taste" and comparable to the finest gourmet foods of other important cultures.

Yes, you can own property in Mexico!

The question we probably get asked the most as realtors is “Can a foreigner actually own property in Mexico?” The answer is yes! Foreigners are absolutely welcome to invest in property, even along the coast. Within 50 kilometers of Mexico's ocean front areas, the Mexican government allows foreigners to own land through a Bank Trust called a Fideicomiso or under a Mexican corporation.

About the Fideicomiso (Legal Bank Trust)

There are three parties are involved in a Fideicomiso: the Trustor (original owner of the property), the Trustee (the bank) and the Beneficiary (the new property owner who will receive the benefits of the trust). A Bank Trust does not give direct ownership to the foreign buyer, rather the bank holds legal title to the property and acts on the foreigner’s behalf. However a Fideicomiso assures the foreign buyer all the rights and privileges of ownership. It is established for a term of 50 years and is renewable at any time during its existence.

It is important to understand that the property is not part of the bank’s assets and cannot be liened or attached to any other obligations. The foreign buyer receives all rights of ownership including the ability to remodel, lease, mortgage, sell or pass the property to their heirs at any time. The Mexican government established the Fideicomiso as protection for foreigner buyers in Mexico. The bank is required by law to check ownership, insurance, and liens against the property.

Setting up a Fideicomiso

Fideicomisos are established by a Mexican Notary and it is recommended you also have the assistance of a real estate agent and/or attorney.

The bank is the link between the foreign buyer and the Mexican government, accepting full technical, legal and administrative responsibilities, which protects the foreign buyer’s interests. Although the bank is the legal owner of the property, the bank has a statutory responsibility to abide by the foreign buyer’s wishes concerning the property so the property is ultimately controlled by the foreign buyer.

When a property is purchased, and there is an existing Fideicomiso, it may be re-assigned naming a new beneficiary or a new Fideicomiso may be created. The costs to establish a Fideicomiso vary from bank to bank however the initial fee is approximately $2,000 to $2,500 USD and about $500 USD annually for maintenance of the trust. All associated costs are paid by the foreign owner directly to the bank that holds the Fideicomiso.

Rights of the Foreign Owner

The foreign owner can occupy the property for the life of the trust. Title to the property can be transferred directly to the foreign owner in the event that he acquires legal capacity to hold such property (by becoming a Mexican citizen), or to any legally qualified person he/she may designate.

The Fideicomiso can also be passed to heirs in naming them as substitute beneficiaries in the event of the foreign owner’s death. The property can also be sold to a person legally authorized to own land or to a different foreign buyer via a transfer of trust.

Although it is a fairly easy process overall, it can seem like a complicated matter...especially in a foreign country and in a different language. However , it is important to remember that professional real estate companies are there to help you with all of these formalities and procedures so don’t be afraid to ask!

La Carrera Panamericana

The 2011 La Carrera Panamericana started this past Friday on it's circuitous course from Huatulco through the mountains and winding passes to Zacatecas.

The race has a long and storied history and first began in 1950 after the Mexican section of the Pan-American highway was completed. The 9 stage, 6 day race was organized by the Mexican government and ran almost the entire distance of the Pan-American highway in Mexico, spanning some 3,373kms. The initial goal was to celebrate the completion of the highway and attract more international interest in business.

For those that participated, and those in the know, La Carrera Panamericana was considered the most dangerous open road race of its kind anywhere in the world. The premier event in 1950 was represented by all racers in just about every category of motorsport including: Formula One, sports cars, rally cars, stock cars, endurance racing, hill climbing, and drag cars. However, many of the competitors were ordinary unsponsored citizens from the United States, Mexico, and elsewhere in the world.

The Course

This race was not only taxing on the drivers but also on the cars themselves. Starting out at sea level and reaching elevations of 8,000 ft, many cars required continual servicing and monitoring as the engines were stressed to the max. Many racers modified their cars to handle the extreme conditions including rejetting of carbuerators to handle the thin air.

In only the second year of the race, many competitors found out just how difficult this race could be. José Estrada, a prominent Mexican car dealer announced, "I will win, or die trying". His words turned out to be very prophetic as he careened off the side of the road on the first stage of the race and proceeded to tumble 630 feet to the bottom of a ravine. Estrada and his co-driver died later that day in a Oaxaca hospital. The very next day, Carlos Panini, a pioneer in aviation and Italian by origin, was killed on the stage from Oaxaca to Puebla will he was being overtaken by a then young Bobby Unser.

In 1955 the race was cancelled due to safety concerns as 27 fatalities had taken place over the course of 5 years. The cars themselves were rapidly changing and gaining speed but safety measures at the time were not keeping up, and much of the course was not monitored. It was possible that a crash by a competitor could go unoticed for hours before a rescue crew was assembled.

Competitors Line Up

Although the race was abandoned, it was not forgotten. And in 1988, the race was resurrected to a 7 day, 3,200km course. The racers themselves are categorized into several groupings based on age and authenticity of car. And while the cars may look like antiques on the outside, most of the cars have severe modifications underneath the hood that border on Nascar like specifications. It is not uncommon for competitors to reach speeds of up to 260 km/h during the course of the race.

One thing remains the same to this day, what separates the Panamericana from all other road races is the danger involved. The competitive nature of the race, coupled with high speeds and winding roads still claims a few lives. I suppose for some, part of the appeal of this race is the uncertainty with which you enter. Your car may not survive, and neither might you!

Cleaning the beaches of Huatulco...

On October 15th, the community of Huatulco was invited by the Comite de Playas Limpias (Clean Beach Committee) to help clean the “deep sea beaches” of the area, asking those people who enjoy diving and snorkeling along the Huatulco coast to pitch in and do their part.

The Comite de Playas Limpias de Huatulco is a local non-profit organization whose objective is to keep the beaches of Huatulco free of garbage for everyone’s enjoyment and for the preservation of nature. They organize these beach cleaning events at least twice a year, in the Spring and Fall.

It was a great opportunity for our company to bond as a team and get involved with the community...and Saturday turned out to be a great day, albeit an early one as groups gathered at 7:30am, to clean each of Huatulco’s gorgeous beaches.

We were assigned to clean Playa Maguey and, upon first inspection, it didn't really seem all that "dirty"...but as we combed our way through the sand we soon found old serviettes, bottle caps, straws, plastics, glass bottles, beer cans and even an old, discarded blue umbrella! Even the local fishermen got involved as they pulled on their snorkels and fins to search for any garbage on the ocean floor.

Having said all of this, the beaches in Huatulco are really never that dirty compared to some other places in the world, or even other places in Mexico for that matter. However, like most things in life, it is better to be proactive than reactive and that is exactly what the officials from Parque Nacional and Comite de Playas Limpias are doing by organizing these clean beach gatherings. Just like the “broken windows theory”, if there is a building with a few broken windows and the windows are not repaired, the tendency is for vandals to break a few more windows. Or if litter accumulates on a sidewalk, soon more litter accumulates and eventually people start leaving bags of trash there. The idea is that if we keep the beaches of Huatulco clean, visitors will think twice before throwing their trash just anywhere.

The other thing people here are starting to learn is a phrase that we have practiced over many years while hiking in the Canadian Rockies... "leave no trace". When you leave the beach, take everything with you that you brought that day and leave the beach even a little cleaner than when you arrived.

Your dream has finally come true to own a home in paradise and you are enjoying it to the fullest...but who will take care of it when you aren’t there to enjoy it? We all know that a house left empty is susceptible to the elements, especially in the tropics where gardens grow wild in the rainy season and metal rusts without constant attention.

It is important to consider hiring a Property Manager who will meticulously maintain the property on your behalf so you can completely relax knowing everything is taken care of. You should choose a manager who has extensive experience working in the area and in dealing with the effects of the tropical climate. Furthermore, knowledge of local construction techniques and how to manage domestic employees are big factors to consider when choosing the company you want to work with.

Most companies offering full service Property Management should include payment of utilities, taxes, HOA fees, and insurance, taking care of making all these payments for you. Additionally you should receive a weekly walk-through by your Property Manager, as strict and competent maintenance is the key to protecting your property. If needed, repairs and property maintenance services should be performed by professional local contractors based on their proven reputation for providing the best possible service and price. Routine repair and property maintenance should be performed as needed and a follow up inspection should be conducted to ensure the utmost quality. Furthermore, preventive maintenance and regular cleaning should be scheduled as needed. Coordination of staff for your pool and garden maintenance should also be scheduled and supervised.

Many of these companies also offer Administration Services where a cash fund is created, or a bank account is set up, based on average expenses incurred at your property. Every month, you should receive a fully itemized accounting & expenses report. Every transaction or payment charged to your account balance should be recorded and explained in detail, including a list of the property’s deposits and expenses, plus original receipts/invoices to back every expense. A yearly property management report may also be provided, detailing all transactions during the year, such as total rent received, total utilities payments made, and total maintenance expenses. Furthermore, ensure that the property management company is legally constituted according to that country’s laws, and that they are aware of all the legal requirements necessary to accurately pay taxes on your behalf.

A second “home away from home”, is a big investment so make sure you do your homework and protect it properly. It is absolutely worth the extra money you will pay every month in order to ensure peace of mind for you and stress-free enjoyment of your property every time you use it.

Financing in Mexico is possible...and affordable!

Purchasing a property in Mexico is an exciting decision and there are now more options than ever to finance your home! For some people, financing in Mexico represents the opportunity to pursue a dream that may not have otherwise been tangible. For others, obtaining cash to purchase a property may not be an issue, and so the question becomes, “Why consider financing?"

Keep national and foreign investments separate. Some people may decide to pull equity from their properties in the US or Canada to finance their Mexican purchase. This is an option, but it also ties all of your investments to one source. You may consider keeping your national and foreign investments separate because if something were to go awry in either location, the investments in the other location would be safeguarded. This also prevents tying up equity that could be used for college, emergencies or retirement funds.

Leverage. As your home appreciates in value, it will increase at the same amount whether you have invested 25% into your property or 100%. If you have $500,000, you could use all of it to pay cash for a $500,000 property and gain around $30,000 in annual appreciation at a modest 6%. But why not consider $150,000 cash for a down payment on a $500,000 property and finance the rest? Now, not only have you used less money to purchase a property, but your annual rate of return on your appreciation is higher and you have $300,000 remaining in cash reserves.

Future investment opportunities. Anyone who has visited Mexico has seen the opportunities for real estate investment. By using the concept of leverage to your advantage, you better utilize your cash, which allows you to pursue additional investment opportunities. From the example above, you can purchase a $500,000 property by paying only $150,000 cash and financing the rest – this leaves you with $300,000 to invest in additional properties that you can either rent out or flip for a profit.

Extra level of protection that title is free and clear of encumbrances. By having a lender involved, the transaction won’t close until the title is absolutely perfect. In most cases, the lender has the greatest risk in the property and they will ensure the Notario (notary) brings the title up to date and free of liens. Title insurance is not required by most lenders but is optional for the buyer to purchase.

If you pay cash, it is expensive to pull out cash out from your Mexico equity in the future. Once cash is invested into a property in Mexico, it is difficult and expensive to pull it out later. The maximum cash-out is only 50% of current value, so you have to leave 50% equity in the property. In addition to paying loan fees, you will have to pay taxes and various other fees a second time. Save yourself the trouble and put the minimum amount of cash into the property as long as the monthly payment makes sense for you.

It has become difficult and expensive to get a home equity loan in your home country. Buyers used to bring cash to Mexico to purchase a property through a home equity loan in their home country. Equity in properties has diminished, and it is much more difficult to qualify for an equity loan in the US or Canada. Even if you do have equity in your property, interest rates have gone up, loan fees have gone up, and underwriting guidelines have become much more difficult for an equity loan approval.

Ultimately, It is better to finance through a broker, rather than directly through a lender, because you will have access to more options. Loan experience in the US or Canada is certainly valuable, but because the Mexican process is different it is important for you, as a borrower, to be sure you choose a broker that is experienced in Mexico. The best way to ensure this is to ask questions about how many loans they have closed in Mexico and to request contact information for references. This will give you a much better idea of their experience and the quality of their work.

HUATULCO – AT THE FOREFRONT OF SUSTAINABLE TOURISM

The Bays of Huatulco - from the Federal Government (through FONATUR) and the National Commission for Protected Areas, to the State Government (through the Secretary of Tourism and Economic Development), to the Municipal Government, as well as the private sector and local, committed citizens - have not only implemented measures for the protection of the ecology and environment, but have gone much further by implementing programs that identify and recognize Huatulco as one of the most advanced tourism communities on an international level with regards to the protection of its environment.

Here are some of the achievements:

1998 - The Mexican Government declares an area of more than 11,800 hectares as a protected natural area, today known as Huatulco National Park.

2004 - The Equipo Verde Huatulco (Green Team Huatulco) is established and coordinated by representatives from different social, economic, cultural, academic and governmental sectors. Their goal is to implement actions and programs in order to position Huatulco as a leading sustainable tourism destination in Mexico and the world.

2004 - Huatulco adopts the EarthCheck Program for Environmental Administration with an aim to obtain the international Green Globe certification, a methodology created for the evaluation and certification of sustainability for the tourism and travel industry.

2005 - Huatulco receives the international Green Globe certification, being the first and only tourism destination in the Americas to achieve this honor.

2009 - For the 5th year in a row, Huatulco obtains EarthCheck certification and, for the first time, masters the “SILVER” distinction, for going significantly beyond “best practice” levels.

2010 - Chahué Beach is awarded the “Playa Limpia” (Clean Beach) certification by the Federal Attorney for the Protection of the Environment (PROFEPA), the first beach certified in the State of Oaxaca.

2010 - Huatulco’s environmental footprint was determined, taking into account all economic, tourist, travel and supply activities of the destination. A proposal is presented to neutralize carbon emissions, applying a voluntary green bonus program with an aim to become the first tourism destination in the Americas, and maybe the world, to be completely carbon neutral.

2011 - Huatulco receives the EarthCheck Gold Certification for having complied in with the necessary processes and having obtained very favorable results.

As a result of these “green” efforts and processes, we are proud to boast that 100% of Huatulco’s electricity is clean, coming from a nearby wind electricity plant. Additionally, as result of low levels of fossil energy use, the energy emissions indicator in Huatulco is placed at 61% above best practice. Waste generation is also well below the national and global average, and weighs in at 7% above best practice. Furthermore, our Water Savings rating is almost 4 points better than Best Practice, as 95% of the water used is recycled or captured from rainfall...and modern water & sewage treatment ensures no waste enters the ocean.

The next ambitious undertaking of the Equipo Verde (Green Team) Huatulco is to mitigate global warming by neutralizing emissions and guarantee a better quality of life for the local population through it’s Carbon Neutral Program...they sent us this description to explain the program.

Distinctive Architectural & Design Styles of Mexico

Architecture in Mexico is one of the most important parts of this rich culture and the wide variety of styles can be seen in the interiors and exteriors of buildings & homes throughout the country. Many use natural, artistic and historical materials with rich and colorful brilliance. From haciendas to columns to palapas...the focus of design is on textures and materials, including wood, metal, leather, paper, fiber, tiles, ceramics, silver, and stonework.

And due to it's vast history, Mexican style celebrates variety and beauty, easily mixing cultures, heritage and natural influences. The houses of Mexico combine the heritage of the Toltecs and Mayas with that of the French and Spanish. Furthermore, the land itself is a strong influence with different styles of architectures seen in all the regions of Mexico due to varying climates and landscapes, from seashore to desert to jungle to mountaintop.

Furthermore, the Mexican obsession with color is everywhere and as a culture they use color to dramatic effect in textiles, clothing, homes, marketplaces, art, interior design, and architecture. Color is everywhere - vibrantly painted walls display a rainbow of hues, hand painted tiles cover every available surface, and traditional Mexican folk arts adorn walls and furnishings. And traditional Mexican exteriors are colorfully demonstrated with intricate details worked into the facades, doors, gates, terraces, columns, fountains, pools, stone work and gardens.

Below are just a few of the distinctive architectural styles you will find in Mexico...and maybe they will lend some inspiration to those who are dreaming of building a home here.

Mexican Country
This design style can be found along old coastal villages and in colonial mining towns, with a focus on simple, robust country tables, workbenches, storage trunks, corral gates, and old, heavy doors. There is a variety in the style, design, and shape but you will most always find a variety of old vessels and carved wooden objects...from milking stools to grain-measure boxes and sugar molds. The design pieces reflect a rich local history. Many of the home feature mesquite-carved beams and re-purposed old doors and are filled with Mexican antiques and accents showcasing the rich heritage of Mexico.

The Hacienda
Mexican haciendas demonstrate a rugged, romantic beauty with arched silhouettes, rich colors, and natural materials. The hacienda design emphasizes solid simplicity, traditional architectural elements and handcrafted elements with a distinct Mexican style. Old-world architectural elements, Spanish Colonial antiques and Mexican country objects are mixed with contemporary art, creating a balance between old and new. Carved-stone columns, high-beamed ceilings and elegant arches offer views to tropical gardens and swimming pools; massive antique doors, cool tiled floors and spindled windows are set against deep red walls. Generously-sized living rooms are common, as are decorative stencils, Talavera tile and Spanish colonial furniture. Originally dedicated to coffee, sugar, mezcal, and wheat production, many historical haciendas have been transformed into country homes, resorts, and restaurants.

Mission Revival
These are typically homes based upon historic mission churches built by Spanish colonists which have now inspired a new house-style known as Mission, Spanish Mission, or California Mission. These houses have many interesting features including smooth stucco siding, large square columns, arched entries with porches and red tile roofs. Celebrating the architecture of Hispanic settlers, the Mission Revival style houses can also feature arched dormers and roof parapets. Some even resemble old Spanish mission churches with bell towers with elaborate arches. Furthermore, deeply shaded porches and fairly dark interiors make these homes particularly suited for warm climates.

Mediterranean
These homes are often considered to be contemporary homes with old-world style. It is a house style that incorporates a fanciful mix of details suggested by the architecture of Spain, Italy, Greece, Morocco, and Mexico in order to create a contemporary Mediterranean home. Many of these features include a low-pitched roof, red roof tiles, stucco siding, arches above doors, windows, or porches and heavy, carved wooden doors. These Mediterranean homes are not typically re-creations of Spanish Colonial architecture but more likely to resemble a sprawling ranch-style house.

Adobe
The style of Adobe blends handcrafted details, natural materials (earth, wood & stone), and an elegant simplicity of living. The features and interesting aspects of adobe homes are many: sculptural walls with contoured corners and soft lines, fireplaces that replace traditional corners, carved nichos for displaying artwork, ceilings of exposed beams, earthen floors hand-troweled to a smooth finish, carved wooden doors, gleaming tiles, reflecting pools, and stone-paved courtyards. The adobe home offers rich surfaces that evoke a casual, timeless context and the style of Adobe traces its roots to ancient rammed earth homes used by Native Americans. Many decorative accents include colorful textiles, antique trunks, hardy wodden tables, glazed pottery, and handcrafted tin and copper mirrors.

Palapa
No other dwelling is more indicative of being on vacation than the palapa—an open, airy structure whose most distinctive architectural element is its thatch roof, which is usually made from straw or palm leaves. This type of architecture is popular in tropical areas because of its ability to make the transition from indoor to outdoor spaces feel seamless. Originating in Mexico 2,000 years ago, palapas are ecologically friendly, are relatively simple to build, and work surprisingly well, given how ancient the construction process is.

A Palapa house allows for open living spaces and breathtaking vistas, making the home oriented to the outdoors and total relaxation. This style of home offers infinity pools, walkways through richly landscaped gardens, and terraces that open to vast ocean vistas. Spacious, open cathedral-like palapas allow you commune with the natural surroundings like no other style of villa. Ocean breezes, crashing waves, fragrant blossoms, and vibrant colors sweep through living areas and sun terraces.

Music to our ears...

Culture & Music are an important part of every community and we are very fortunate in Huatulco to have a group of local people who care deeply about this. Amigos de la Musica Huatulco (Friends of Music Huatulco), a local non-profit arts committee, sponsors a series of concerts presenting world-class music in some of the most beautiful venues in the area.

Just over 4 years ago, in August 2007, a small group of 25 people from Huatulco’s local community got together with the intention of organizing high quality musical events. They sought not only to promote local, national, and international musicians, but they also wanted to create a sense of shared musical enjoyment with the ocean as it’s backdrop.

A sponsorship system was established from the beginning and today they are proud to have 83 sponsors who generously each donate $1,000 pesos as an annual fee, and an additional 22 sponsors who contribute in the form of accommodations and meals for the musicians. Further contributions are also made towards production, posters, facilities, chair rentals, sound & lighting, and more. It is because of this local support that Friends of Music Huatulco has become the perfect example of a community working for the community.

During that first season, between August and October 2007, the committee produced three music concerts...to date, they have now produced a total of 26 concerts in all sorts of different musical genres, including: jazz, traditional Mexican, flamenco, choral, a cappella, opera, and several chamber music concerts. And, the size of their audiences has steadily grown since then too, with an average of 320 music lovers regularly attending the events...and with more than 500 people attending some of the shows!

And their commitment to the community doesn’t stop there...as part of a new socio-cultural development project, Friends of Music Huatulco, in coordination with the municipal Department of Culture & Education, has also asked various musicians to offer free educational concerts in rural or public schools within the community. To date they have produced eight such events benefitting the local children, thanks to the generosity of the visiting musicians.

Today there are a total of 10 volunteers who make up the Organizing Committee and they all contribute much of their time and resources. And this is an especially exciting year for Friends of Music Huatulco as they are welcoming an international celebrity to their committee—Horacio Franco, one of the most successful and recognized Mexican artists in the avant-garde of classical music, will become their Honorary Artistic Director as of January 2012.

And with Horacio Franco, they have developed a great program for the 2011-2012 Fall/Winter Season:

November 12 - Paté de Fuá featuring jazz, tango, paso doble and more
December 29 - Opera Obsession featuring soprano, mezzosoprano and piano

January 11 - Orishas Guitar Quartet

February 9 - Héctor Infanzón Jazz Quartet -“El Citadino” (“The City Guy”)
February 25 - Baroque Trio with Horacio Franco, Asaf Kolerstein and Santiago Alvarez featuring recorder flutes, cello and clavichord

All concerts will be held at the Hotel Camino Real Zaashila at 8pm and tickets are $150 pesos, available for purchase six weeks before each concert date. You can also purchase tickets at the entrance, which opens one hour before the concert.

Tangolunda Bay - hotels, homes & great restaurants

Tangolunda, Huatulco’s main hotel district, represents the one of the more developed areas of Huatulco. This is where the upscale hotels and the all-inclusive hotels, like the Dreams and Las Brisas, are located along with areas for shopping and posh residential communities...and the sea beyond the hotels and homes is busy with lanchas (small motorboats), kayaks, and sailboats. This particular site was chosen by developers because of its five beautiful beaches located within one of the largest bays in Huatulco.

Hotel Quinta Real

There are also some great dining options in this area. Viena, an Austrian-Thai fusion restaurant is one of our favorites, offering a variety of interesting dishes from goulash to thai-spiced fish. A few nights every week, the Camino Real Zaashila hotel sets up a restaurant by the beach called Azul Profundo, offering gourmet seafood specialties. And if you just want to chill out with a great martini, you can head to the Sky Lounge at the Quinta Real hotel with a great view of Tangolunda Bay below.

A professional 18-hole golf course, spread across 78 acres, can also be enjoyed in Tangolunda. The course is always in great shape and well-watered. However do not expect a typical resort-style course that allows for players to hit the ball wide and still score well. Most holes are bordered by a combination of trees, jungle, ponds and a concrete aqueduct. Hit precise shots and you will be rewarded. And you will want to pause and enjoy the 13th hole with spectacular views of Tangolunda Bay and our beautifully blue Pacific Ocean.

There are several options available for purchasing a home near this area. Just prior to the Bay of Tangolunda, you will find Residencial Arrocito, meaning “little rice” in reference to the pebbly sand on the beach in that area. In this neighborhood, high-end villas mix with luxury condo residences and hotel-style private accommodations. Just past Tangolunda Bay, even more high-end, luxury homes & villas can be found in Balcones de Tangolunda, a large point overlooking the bay and resorts where most homes have spectacular ocean vistas...whale watching from the living room is a favorite past time for most of these owners. Homes and lots are also available for purchase in Residencial Campo De Golf, along the golf course itself.

La Crucecita - The Little Cross

About a mile inland from Santa Cruz, and just a brief taxi ride, you will find La Crucecita, commonly thought of as Huatulco’s “downtown.” La Crucecita, meaning “the little cross”, is the area in Huatulco that most closely resembles an authentic Mexican town. Its central plaza has a well-manicured park filled with large trees and a kiosk where people enjoy lounging about on benches. The main church of La Crucecita, whose interior is covered with various frescoes, includes one on the ceiling that locals claim is the largest Madonna in the world. Furthermore, you can shop at the central market, enjoy numerous options for dining, relax at a bar or sidewalk café, and browse in local shops. You'll also find banks, buses & taxis, and internet cafés here.

The Church of Huatulco: La Virgen de Guadalupe
The main church in La Crucecita is a must-see for catholics and especially for those who want to pay their respects to the Virgen Of Guadalupe, the patron saint of Mexico. According to local legend this small church features the largest painting in the world, dedicated to her. It was painted by the Mexican artist Jose del Signo...word has it that the painting has even been nominated for the Guinness Book of World Records because of its size.

Restaurants of Huatulco
There is a variety of great food options available in a variety of prices, from sidewalk taco stands and traditional Oaxacan cuisine, to Italian pastas, Argentinian-style grilled steaks, Japanese sushi, French fusion, even Austrian and Thai food! There are several restaurants to be found around the main square of La Crucecita which offer national and international dishes and beverages. And be sure to stop at one of the few Mezcal tasting shops for a sample of Oaxaca’s official drink! And if you don’t like mezcal the first time, don’t give up! It’s an acquired taste, meant to be sipped like aged scotch...

Shopping in La Crucecita
If you are like me and you like to shop, there many little stores to browse through around the main town square and in the side-streets surrounding. You will find several silversmiths and, if you do not get the chance to go to the Central Valleys of Oaxaca, you will have the opportunity to purchase textiles and varied handcrafts that come from that region, including rugs, clothing, alebrijes, black pottery, and other local handcrafts. La Crucecita also boasts an indoor shopping mall, but trust me when I say there is not a lot worth seeing at the moment. In general, it is the movie theatre - called Cinemad - that usually draws the crowds inside...and they even show movies in English!

Overall, La Crucecita is considered to be the heart of Huatulco and it pulses at all hours of the day...even late at night you’ll witness hundreds of people milling about and enjoying the beautiful weather.

So, is Huatulco an actual town?

When someone refers to Huatulco, they are very often referring to the region that is actually known as the Bahias de Huatulco (the Bays of Huatulco). However, it is important to note there is a town in the area called Santa Maria Huatulco which is located about 40 minutes inland from the bays and is considered the head of the local municipality.

Although there have been fishing villages in this area for more than 400 years, the Bays of Huatulco don’t offer very much in the way of historical landmarks—most of the buildings date back to the mid 1980’s when Fonatur came to this area to develop it for tourist purposes. Furthermore, it is important to understand the Bays of Huatulco are actually comprised of three main tourist areas: Santa Cruz, La Crucecita, and Tangolunda.

La Bahía de Santa Cruz (Santa Cruz Bay) was originally home to a small community of fisherman. Today the bay has become a busy tourist hangout and is a nice spot for swimming and snorkeling. You can arrange boat tours of the bays and deep-sea fishing trips at the marina and book your diving excursion at the local dive shop - Hurricane Divers, who are highly recommended by our clients who dive.

Santa Cruz is the perfect place to dine on the beach, mingle with the locals in the central zócalo, shop the small market for souvenirs and various jewelry stores for the best in silver (we recommend Maria Bonita or Santa Cruz Jewelry)...or simply sit under the trees and sip a cappuccino or latte at Café Huatulco - our version of Starbucks, located in a traditional kiosk in the middle of the park.

One of the most popular bays in the tourist area, Playa Santa Cruz has a wide and long beach with a soft incline, white sand, and warm, gentle water. Here you can find tour boats, jet skies, snorkeling, and beach attire for sale, as well as great restaurants along the shore with the best fish and seafood in the area.

Furthermore, Huatulco has already begun figuring on the world cruise ship market, thanks to the Santa Cruz Cruise Dock, which can simultaneously receive up to two ships with an average of 3,350 passengers, plus 1100 crew members each. Cruise ships now regularly dock in Huatulco between the months of September and April.

A variety of established residential homes and condos are available in the neighborhood of Santa Cruz, only blocks from the beach...and nearby Punta Santa Cruz offers very nice condos and homes perched on a point overlooking the bay and marina.

Huatulco: A great area for tourism and investment

When we tell people we live and work in Huatulco, one of the most common responses we get is, “Where? I’ve never heard of that place before”...

Well, Huatulco (Wah-TOOL-ko) is actually the 5th, and most recent, tourist area created by FONATUR -The National Fund for Tourism Development. It is one of Mexico´s southernmost beach destinations, located on the Pacific coast, in the State of Oaxaca - another hard one to pronounce (Wah-HA-kah).

Located at the foot of the Sierra Madre del Sur mountains, the nine Bays of Huatulco and more than thirty-six beaches stretch out along 35 km of coastline. Here you can find numerous secluded bays, nationally protected parks, plus mountains, valleys, hillsides and rivers. It is truly an undiscovered paradise with spectacular shades of emerald landscapes, deep blue bays and golden beaches.

And there is more about this fantastic area you should know...

The master plan for Huatulco encompasses almost 21,000 hectares, of which over 6.5% are tourist areas, almost 3.5% are urban areas, and an incredible 90% are ecological conservation ares. All development in Huatulco is to be achieved by means of sustainable, high-quality, low-density projects which are respectful of the environment. Learning from past mistakes, it seems as if the Mexican government has finally put protocols in place to maintain the integrity of this area...making it the perfect place for anyone concerned about their environmental impact when they are looking to own a vacation home in the tropics.

Furthermore, with an abundance of nature surrounding the area, Huatulco offers a variety of activities for both the adventurous and the tranquil tourist...enjoy a ride out to sea on a sail boat, a rappel session in the mountains, a visit to a coffee plantation, get in touch with the depth of the sea on a diving trip or just enjoy relaxing on one of the many beaches in the area.

And one of the biggest things that drew us to the area is the consistently great weather. The Bays of Huatulco offer warm weather all year round...with a yearly average temperature of 28°C (82°F) and a clear sky every single day between the months of October and May.
