I sometimes think that the perceptions of what an agent does from day to day, is often misunderstood.&lt;br /&gt;&lt;br /&gt;It's no secret that the state of the market is a little soft right now which means your agent is working harder than ever to find a buyer or renter for your property.&amp;nbsp; Let's have a look at a typical day here in Huatulco.&amp;nbsp; Oh, and despite what all of our friends think, we don't go to the beach everyday, we work hard down here!&lt;br /&gt;&lt;br /&gt;6:30am - Wake up early and take the dog for a walk before checking the incoming emails.&amp;nbsp; Sometimes, this is the best time to be online as the distractions of the office have not yet taken hold&lt;br /&gt;&lt;br /&gt;9:00am - Arrive at the office and conduct sales meeting and the days follow up and any pending deals in the pipeline&lt;br /&gt;&lt;br /&gt;10:00am - Follow up emails or phone calls with clients&lt;br /&gt;&lt;br /&gt;11:00am - Discuss and implement any marketing initiatives for listed properties or brand development&lt;br /&gt;&lt;br /&gt;12:00am - Follow up with any rental vacation inquiries received and manage the rental client and their property desires, check availability, special needs, coordinate payment, airport arrival, and other details related to their stay&lt;br /&gt;&lt;br /&gt;1:00pm - Conduct prospective buyer meetings or property tours&lt;br /&gt;&lt;br /&gt;2:00pm - Lunch. &lt;br /&gt;&lt;br /&gt;3:00pm - Compose online marketing for mass email blasts about our properties&lt;br /&gt;&lt;br /&gt;4:00pm - Prospect for buyers through existing network and other brokers in Mexico and other countries&lt;br /&gt;&lt;br /&gt;5:00pm - Follow up on any property management issues and tend to these issues&lt;br /&gt;&lt;br /&gt;6:00pm - Blog, Tweet, Facebook, LinkedIn, Pinterest, and any other social media that the company may be using to connect to our clients better and open up other networks for sales, rentals, or property management opportunities.&lt;br /&gt;&lt;br /&gt;6:30pm - Go home, feed the dog&lt;br /&gt;&lt;br /&gt;7:30pm - Meet clients for dinner to discuss the properties they were interested in, or prospect for new buyers by socializing at restaurants, bars, or other social venues&lt;br /&gt;&lt;br /&gt;9:30pm - Head home and hit the sheets by 10:30pm&lt;br /&gt;&lt;br /&gt;What a day!&amp;nbsp; So, there you have it, this is the Coles Notes version of a day in the life of a real estate agent in Huatulco.&amp;nbsp; Granted that not all of these things occur everyday of the week, but I think you get the jist.&amp;nbsp; Your agents and your brokers wear many different hats down here.&amp;nbsp; We are typically CEOs, accountants, marketers, sales agents, property managers, rental managers, shuttle drivers and tour guides all in one.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;As many of you know, The Secrets Resort &amp;amp; Spa Huatulco is now open for business and has been since December 3, 2011.&amp;nbsp; Occupancy rates are around 70% right now, not bad considering their inaugural year.&lt;br /&gt;&lt;br /&gt;And rumors still abound as to when the Riu Palace is going to put the shovel in the ground.&amp;nbsp; This 900 room hotel will increase the profile of Huatulco even further, and strengthen the fact that Huatulco is the place to be for future investment.&amp;nbsp;&lt;br /&gt;&lt;br /&gt;Oh, and let's not forget about the property at Playa Organo that is owned by ASUR.&amp;nbsp; No word yet as to when their multi-unit development will start but the location of their property is absolutely beautiful, and one of my favorite beaches.&amp;nbsp;&lt;br /&gt;&lt;br /&gt;The Beach Village project at Playa de Los Arcos continues to forge ahead, and the model home construction is beginning as I write this.&amp;nbsp; Starting at $1.4 million, it seems the buyers are still coming to Huatulco and sensing the investment opportunities during a depressed economy.&amp;nbsp; As always, buying now will reward you in the long term as the economy corrects itself and property prices rise.&amp;nbsp;&lt;br /&gt;&lt;br /&gt;The "5th Avenue" project, while slow, is definitely seeing some progress as this corridor aims to connect the cruise ship port of Santa Cruz to the quaint town of La Crucecita.&amp;nbsp; Once complete, this pedestrian walk-way will be lined with shops, restaurants, and perhaps some condos.&lt;br /&gt;&lt;br /&gt;And finally, the proprietors at the Hotel La Isla Huatulco will be starting construction on a new project consisting of luxury condominiums any day now.&amp;nbsp; Although the information is a little thin, our understanding is that they will be priced at $1 million + and will be a very low density, exclusive luxury developement.&amp;nbsp; We look forward to hearing more about this exciting new project!&lt;br /&gt;&lt;br /&gt;So, as you can see, Huatulco continues to grow and all signs are positive for the future of the area.&amp;nbsp; Foreigners are absolutely welcome to invest in property, even along the coast. Within 50 kilometers of Mexico's ocean front areas, the Mexican government allows foreigners to own land through a Bank Trust called a Fideicomiso or under a Mexican corporation.&lt;/div&gt;&lt;a name='more'&gt;&lt;/a&gt;&lt;b&gt;&amp;nbsp;&lt;/b&gt;&lt;br /&gt;&lt;div style="text-align: justify;"&gt;&lt;b&gt;About the Fideicomiso&amp;nbsp; (Legal Bank Trust)&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;There are three parties are involved in a Fideicomiso: the Trustor (original owner of the property), the Trustee (the bank) and the Beneficiary (the new property owner who will receive the benefits of the trust). A Bank Trust does not give direct ownership to the foreign buyer, rather the bank holds legal title to the property and acts on the foreigner’s behalf. However a Fideicomiso assures the foreign buyer all the rights and privileges of ownership. It is established for a term of 50 years and is renewable at any time during its existence.&lt;br /&gt;&lt;br /&gt;It is important to understand that the property is not part of the bank’s assets and cannot be liened or attached to any other obligations. The foreign buyer receives all rights of ownership including the ability to remodel, lease, mortgage, sell or pass the property to their heirs at any time. The Mexican government established the Fideicomiso as protection for foreigner buyers in Mexico. The bank is required by law to check ownership, insurance, and liens against the property. &lt;br /&gt;&lt;br /&gt;&lt;b&gt;Setting up a Fideicomiso&lt;/b&gt;&lt;br /&gt;&lt;br /&gt;Fideicomisos are established by a Mexican Notary and it is recommended you also have the assistance of a real estate agent and/or attorney. &lt;br /&gt;&lt;br /&gt;The bank is the link between the foreign buyer and the Mexican government, accepting full technical, legal and administrative responsibilities, which protects the foreign buyer’s interests. Although the bank is the legal owner of the property, the bank has a statutory responsibility to abide by the foreign buyer’s wishes concerning the property so the property is ultimately controlled by the foreign buyer. &lt;br /&gt;&lt;br /&gt;When a property is purchased, and there is an existing Fideicomiso, it may be re-assigned naming a new beneficiary or a new Fideicomiso may be created. The costs to establish a Fideicomiso vary from bank to bank however the initial fee is approximately $2,000 to $2,500 USD and about $500 USD annually for maintenance of the trust. Title to the property can be transferred directly to the foreign owner in the event that he acquires legal capacity to hold such property (by becoming a Mexican citizen), or to any legally qualified person he/she may designate.&lt;br /&gt;&lt;br /&gt;The Fideicomiso&amp;nbsp; can also be passed to heirs in naming them as substitute beneficiaries in the event of the foreign owner’s death. The property can also be sold to a person legally authorized to own land or to a different foreign buyer via a transfer of trust.&lt;br /&gt;&lt;br /&gt;Although it is a fairly easy process overall, it can seem like a complicated matter...especially in a foreign country and in a different language. color: #6fa8dc;"&gt;&lt;/span&gt;&lt;span style="color: #6fa8dc;"&gt; &lt;/span&gt;&lt;/i&gt;&lt;br /&gt;&lt;br /&gt;The 2011 La Carrera Panamericana started this past Friday on it's  circuitous course from Huatulco through the mountains and winding passes  to Zacatecas.&lt;br /&gt;&lt;br /&gt;The race has a long and storied history and first began in 1950 after  the Mexican section of the Pan-American highway was completed.&amp;nbsp; The 9  stage, 6 day race was organized by the Mexican government and ran almost  the entire distance of the Pan-American highway in Mexico,&amp;nbsp; spanning  some 3,373kms.&amp;nbsp; The initial goal was to celebrate the completion of the  highway and attract more international interest in business.&lt;br /&gt;&lt;br /&gt;For those that participated, and those in the know, La Carrera  Panamericana was considered the most dangerous open road race of its  kind anywhere in the world.&amp;nbsp; The premier event in 1950 was represented  by all racers in just about every category of motorsport including:  Formula One, sports cars, rally cars, stock cars, endurance racing, hill  climbing, and drag cars.&amp;nbsp; However, many of the competitors were  ordinary unsponsored citizens from the United States, Mexico, and  elsewhere in the world.&lt;br /&gt;&lt;a name='more'&gt;&lt;/a&gt;&lt;br /&gt;&lt;table cellpadding="0" cellspacing="0" class="tr-caption-container" style="float: right; Starting out at sea level and reaching elevations  of 8,000 ft, many cars required continual servicing and monitoring as  the engines were stressed to the max.&amp;nbsp; Many racers modified their cars  to handle the extreme conditions including rejetting of carbuerators to  handle the thin air.&amp;nbsp; &lt;br /&gt;&lt;br /&gt;In only the second year of the race, many competitors found out just how  difficult this race could be.&amp;nbsp; José Estrada, a prominent Mexican car  dealer announced, "I will win, or die trying".&amp;nbsp; His words turned out to  be very prophetic as he careened off the side of the road on the first  stage of the race and proceeded to tumble 630 feet to the bottom of a  ravine.&amp;nbsp; Estrada and his co-driver died later that day in a Oaxaca  hospital.&amp;nbsp; The very next day, Carlos Panini, a pioneer in aviation and  Italian by origin, was killed on the stage from Oaxaca to Puebla will he  was being overtaken by a then young Bobby Unser.&lt;br /&gt;&lt;br /&gt;In 1955 the race was cancelled due to safety concerns as 27 fatalities  had taken place over the course of 5 years.&amp;nbsp; The cars themselves were  rapidly changing and gaining speed but safety measures at the time were  not keeping up, and much of the course was not monitored.&amp;nbsp; It was  possible that a crash by a competitor could go unoticed for hours before  a rescue crew was assembled.&lt;br /&gt;&lt;br /&gt;&lt;table cellpadding="0" cellspacing="0" class="tr-caption-container" style="float: left;  And in 1988, the race was resurrected to a 7 day, 3,200km course.&amp;nbsp; The  racers themselves are categorized into several groupings based on age  and authenticity of car.&amp;nbsp; And while the cars may look like antiques on  the outside, most of the cars have severe modifications underneath the  hood that border on Nascar like specifications.&amp;nbsp; It is not uncommon for  competitors to reach speeds of up to 260 km/h during the course of the  race.&lt;br /&gt;&lt;br /&gt;One thing remains the same to this day, what separates the Panamericana  from all other road races is the danger involved.&amp;nbsp; The competitive  nature of the race, coupled with high speeds and winding roads still  claims a few lives.&amp;nbsp; I suppose for some, part of the appeal of this race  is the uncertainty with which you enter.&amp;nbsp; text-align: center;"&gt;&lt;a href="http://4.bp.blogspot.com/-YZ0B5nOQvlI/Tpymv8IZbYI/AAAAAAAAAJs/_0zjcKujfcA/s1600/cb_7.jpg" imageanchor="1" style="clear: left; float: left; margin-bottom: 1em; margin-right: 1em;"&gt;&lt;img border="0" height="293" src="http://4.bp.blogspot.com/-YZ0B5nOQvlI/Tpymv8IZbYI/AAAAAAAAAJs/_0zjcKujfcA/s400/cb_7.jpg" width="400" /&gt;&lt;/a&gt;&lt;/div&gt;&lt;span id="goog_665561220"&gt;&lt;/span&gt;&lt;span id="goog_665561221"&gt;&lt;/span&gt;On October 15th, the community of Huatulco was invited by the Comite de Playas Limpias (Clean Beach Committee) to help clean the “deep sea beaches” of the area, asking those people who enjoy diving and snorkeling along the Huatulco coast to pitch in and do their part.&lt;br /&gt;&lt;br /&gt;The Comite de Playas Limpias de Huatulco is a local non-profit organization whose objective is to keep the beaches of Huatulco free of garbage for everyone’s enjoyment and for the preservation of nature. They organize these beach cleaning events at least twice a year, in the Spring and Fall.&lt;br /&gt;&lt;br /&gt;&lt;a name='more'&gt;&lt;/a&gt;It was a great opportunity for our company to bond as a team and get involved with the community...and Saturday turned out to be a great day, albeit an early one as groups gathered at 7:30am, to clean each of Huatulco’s gorgeous beaches.&lt;br /&gt;&lt;br /&gt;We were assigned to clean Playa Maguey and, upon first inspection, it didn't really seem all that "dirty"...but as we combed our way through the sand we soon found old serviettes, bottle caps, straws, plastics, glass bottles, beer cans and even an old, discarded blue umbrella!&amp;nbsp; Even the local fishermen got involved as they pulled on their snorkels and fins to search for any garbage on the ocean floor. &lt;br /&gt;&lt;div class="separator" style="clear: both; text-align: center;"&gt;&lt;a href="http://3.bp.blogspot.com/-JiD2OdGs-5Q/TpynOeIMdjI/AAAAAAAAAJ8/RqO-vAYxfSA/s1600/cb_5+RR.jpg" imageanchor="1" style="clear: right; float: right; margin-bottom: 1em; margin-left: 1em;"&gt;&lt;img border="0" height="280" src="http://3.bp.blogspot.com/-JiD2OdGs-5Q/TpynOeIMdjI/AAAAAAAAAJ8/RqO-vAYxfSA/s400/cb_5+RR.jpg" width="400" /&gt;&lt;/a&gt;&lt;a href="http://1.bp.blogspot.com/-wQNUAqQ92_A/Tpym_8T0w4I/AAAAAAAAAJ0/s--XEU8soLE/s1600/cb_6.jpg" imageanchor="1" style="clear: left; float: left; margin-bottom: 1em; margin-right: 1em;"&gt;&lt;img border="0" height="320" src="http://1.bp.blogspot.com/-wQNUAqQ92_A/Tpym_8T0w4I/AAAAAAAAAJ0/s--XEU8soLE/s320/cb_6.jpg" width="241" /&gt;&lt;/a&gt;&lt;/div&gt;&lt;br /&gt;Having said all of this, the beaches in Huatulco are really never that dirty compared to some other places in the world, or even other places in Mexico for that matter. However, like most things in life, it is better to be proactive than reactive and that is exactly what the officials from Parque Nacional and Comite de Playas Limpias are doing by organizing these clean beach gatherings.&amp;nbsp;Just like the “broken windows theory”, if there is a building with a few broken windows and the windows are not repaired, the tendency is for vandals to break a few more windows.&amp;nbsp; Or if litter accumulates on a sidewalk, soon more litter accumulates and eventually people start leaving bags of trash there. The idea is that if we keep the beaches of Huatulco clean, visitors will think twice before throwing their trash just anywhere.&lt;br /&gt;&lt;br /&gt;The other thing people here are starting to learn is a phrase that we have practiced over many years while hiking in the Canadian Rockies... "leave no trace". Their goal is to implement actions and programs in order to position Huatulco as a leading sustainable tourism destination in Mexico and the world.&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&amp;nbsp;&lt;/div&gt;&lt;div style="text-align: justify;"&gt;2004 - Huatulco adopts the EarthCheck Program for Environmental Administration with an aim to obtain the international Green Globe certification, a methodology created for the evaluation and certification of sustainability for the tourism and travel industry.&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;2005 - Huatulco receives the international Green Globe certification, being the first and only tourism destination in the Americas to achieve this honor.&lt;br /&gt;&lt;br /&gt;2009 - For the 5th year in a row, Huatulco obtains EarthCheck certification and, for the first time, masters the “SILVER” distinction, for going significantly beyond “best practice” levels.&lt;br /&gt;&lt;br /&gt;2010 - Chahué Beach is awarded the “Playa Limpia” (Clean Beach) certification by the Federal Attorney for the Protection of the Environment (PROFEPA), the first beach certified in the State of Oaxaca.&lt;br /&gt;&lt;br /&gt;2010 - Huatulco’s environmental footprint was determined, taking into account all economic, tourist, travel and supply activities of the destination. A proposal is presented to neutralize carbon emissions, applying a voluntary green bonus program with an aim to become the first tourism destination in the Americas, and maybe the world, to be completely carbon neutral.&lt;br /&gt;&lt;br /&gt;2011 - Huatulco receives the EarthCheck Gold Certification for having complied in with the necessary processes and having obtained very favorable results. &lt;br /&gt;&lt;br /&gt;As a result of these “green” efforts and processes, we are proud to boast that 100% of Huatulco’s electricity is clean, coming from a nearby wind electricity plant. Additionally, as result of low levels of fossil energy use, the energy emissions indicator in Huatulco is placed at 61% above best practice. Waste generation is also well below the national and global average, and weighs in at 7% above best practice. From haciendas to columns to palapas...the focus of design is on textures and materials, including wood, metal, leather, paper, fiber, tiles, ceramics, silver, and stonework. &lt;br /&gt;&lt;br /&gt;And due to it's vast history, Mexican style celebrates variety and beauty, easily mixing cultures, heritage and natural influences. The houses of Mexico combine the heritage of the Toltecs and Mayas with that of the French and Spanish. Carved-stone columns, high-beamed ceilings and elegant arches offer views to tropical gardens and swimming pools; massive antique doors, cool tiled floors and spindled windows are set against deep red walls. The features and interesting aspects of adobe homes are many: sculptural walls with contoured corners and soft lines, fireplaces that replace traditional corners, carved nichos for displaying artwork, ceilings of exposed beams, earthen floors hand-troweled to a smooth finish, carved wooden doors, gleaming tiles, reflecting pools, and stone-paved courtyards. The adobe home offers rich surfaces that evoke a casual, timeless context and the style of Adobe traces its roots to ancient rammed earth homes used by Native Americans. Amigos de la Musica Huatulco (Friends of Music Huatulco), a local non-profit arts committee, sponsors a series of concerts presenting world-class music in some of the most beautiful venues in the area.&lt;/div&gt;&lt;div style="text-align: justify;"&gt;&lt;br /&gt;Just over 4 years ago, in August 2007, a small group of 25 people from Huatulco’s local community got together with the intention of organizing high quality musical events. They sought not only to promote local, national, and international musicians, but they also wanted to create a sense of shared musical enjoyment with the ocean as it’s backdrop. &lt;br /&gt;&lt;br /&gt;&lt;a name='more'&gt;&lt;/a&gt;A sponsorship system was established from the beginning and today they are proud to have 83 sponsors who generously each donate $1,000 pesos as an annual fee, and an additional 22 sponsors who contribute in the form of accommodations and meals for the musicians. The course is always in great shape and well-watered. However do not expect a typical resort-style course that allows for players to hit the ball wide and still score well. Most holes are bordered by a combination of trees, jungle, ponds and a concrete aqueduct. Hit precise shots and you will be rewarded. Just past Tangolunda Bay, even more high-end, luxury homes &amp;amp; villas can be found in Balcones de Tangolunda, a large point overlooking the bay and resorts where most homes have spectacular ocean vistas...whale watching from the living room is a favorite past time for most of these owners. Its central plaza has a well-manicured park filled with large trees and a kiosk where people enjoy lounging about on benches. The main church of La Crucecita, whose interior is covered with various frescoes, includes one on the ceiling that locals claim is the largest Madonna in the world. Furthermore, you can shop at the central market, enjoy numerous options for dining, relax at a bar or sidewalk café, and browse in local shops. You'll also find banks, buses &amp;amp; taxis, and internet cafés here.&lt;br /&gt;&lt;a name='more'&gt;&lt;/a&gt;&lt;br /&gt;&lt;i&gt;&lt;u&gt;The Church of Huatulco: La Virgen de Guadalupe&lt;/u&gt;&lt;/i&gt;&lt;br /&gt;The main church in La Crucecita is a must-see for catholics and especially for those who want to pay their respects to the Virgen Of Guadalupe, the patron saint of Mexico. According to local legend this small church features the largest painting in the world, dedicated to her. There are several restaurants to be found around the main square of La Crucecita which offer national and international dishes and beverages. And be sure to stop at one of the few Mezcal tasting shops for a sample of Oaxaca’s official drink! And if you don’t like mezcal the first time, don’t give up! You will find several silversmiths and, if you do not get the chance to go to the Central Valleys of Oaxaca, you will have the opportunity to purchase textiles and varied handcrafts that come from that region, including rugs, clothing, alebrijes, black pottery, and other local handcrafts. La Crucecita also boasts an indoor shopping mall, but trust me when I say there is not a lot worth seeing at the moment. However, it is important to note there is a town in the area called Santa Maria Huatulco which is located about 40 minutes inland from the bays and is considered the head of the local municipality.&lt;br /&gt;&lt;br /&gt;Although there have been fishing villages in this area for more than 400 years, the Bays of Huatulco don’t offer very much in the way of historical landmarks—most of the buildings date back to the mid 1980’s when Fonatur came to this area to develop it for tourist purposes. Furthermore, it is important to understand the Bays of Huatulco are actually comprised of three main tourist areas: Santa Cruz, La Crucecita, and Tangolunda.&lt;br /&gt;&lt;a name='more'&gt;&lt;/a&gt;&lt;br /&gt;La Bahía de Santa Cruz (Santa Cruz Bay) was originally home to a small community of fisherman. Today the bay has become a busy tourist hangout and is a nice spot for swimming and snorkeling. Here you can find tour boats, jet skies, snorkeling, and beach attire for sale, as well as great restaurants along the shore with the best fish and seafood in the area.&lt;br /&gt;&lt;br /&gt;&lt;a href="http://3.bp.blogspot.com/-XXQcOOTNx2U/TlajQy80bwI/AAAAAAAAAGE/uA8Jo9I_AlQ/s1600/cruise+ship+full+copy.jpg" imageanchor="1" style="clear: left; float: left; margin-bottom: 1em; margin-right: 1em;"&gt;&lt;img border="0" height="183" src="http://3.bp.blogspot.com/-XXQcOOTNx2U/TlajQy80bwI/AAAAAAAAAGE/uA8Jo9I_AlQ/s320/cruise+ship+full+copy.jpg" width="320" /&gt;&lt;/a&gt; Furthermore, Huatulco has already begun figuring on the world cruise ship market, thanks to the Santa Cruz Cruise Dock, which can simultaneously receive up to two ships with an average of 3,350 passengers, plus 1100 crew members each. All development in Huatulco is to be achieved by means of sustainable, high-quality, low-density projects which are respectful of the environment.
