Thinking About Listing Your Property?

The decision to list your property for sale can be a big one and there are many things you can do to improve your odds of selling. We’ve included just a few tips that every seller should read before they decide to put their property on the market.


Put Together Some Paperwork:
Make a detailed list of all previous repairs and upgrades you’ve made to the property. This will help your agent know what should be mentioned when they tour with prospective buyers. Improvements can be great selling features because they mean less work for the new owners down the road. You should also include copies of your title and most recent property tax payments.

Declutter Your Stuff:
Before you list your property for sale, you should start the process of getting rid of things you no longer need or use. Start in one area and work your way through every room, deciding as you go if these are items you will throw away, keep, sell, or donate.
In doing this, you will also reduce the amount of things you’ll have to move out of your property when you sell it. You may also want to consider putting away personal items and family photographs, making it easier for prospective buyers to visualize themselves living there.

Clean Everything:
Nothings turns off a buyer faster than a dirty home. Remember to wash walls, touch up your paint, and dust all the furniture and ceiling fans...in other words, thoroughly clean everything! Buyers will expect to walk in to a clean property, not a neglected one. And, it will have to be cleaned when you move out anyway so be pro-active and have your property ready to show from the beginning.

Make Necessary Repairs:
It’s likely that you already have a list of repairs that need to be made to the property. If you want to sell quickly, and for top dollar, you may want to consider doing some fixing up before you list the property. Or, at the very least, be prepared with some estimates for the repairs that can be given to prospective buyers. But in this case, you should also be prepared to negotiate on your price because the expense for the repairs will now fall into the buyers hands and they’ll likely ask for a price reduction to compensate.

Stage Your Property:
Prepping your property is important for it’s first impression. It’s important that you have it clean and nicely put together. So, consider boosting your curb appeal with landscaping, fresh paint, or even flowers. You should also consider rearranging furniture and removing excess clutter to optimize the positives and minimize any negative aspects. Think about creating a “wow” factor and a lasting impression. Buyers will instantly be influenced emotionally by how they feel in the first few minutes of walking into your home.
